I thought it'd be nice to start a topic about how awesome BP is. Josh, you've really, really put together something special. I've learned a tremendous amount of valuable information here and credit much of that to the generous sharing of knowledge by all of the experienced investors here.

There are so many tremendously intelligent minds here (Josh, Mike, John, Will, Tim, David, etc) and I just wanted to say thanks to all of you! Your willingness to share your experiences is greatly appreciated.

Yup, what Mike said. Do not pay anything until he fixes whatever he damaged. If your contractor is reasonable and honest, he'll fix the damage without you even needing to get involved.

But again, he needs to fix whatever damaged he caused. And, as it was caused by a roof tear down, it's most likely not substantial (which is pretty much irrelevant, anyway)

Until then, do not pay. When my crews damage something, I usually fix it asap. I'll communicate to the neighbors or whoever, without even involving my customers until everything is fixed.

Where do tenants go when they can't afford rent? To a cheaper apartment?

Also, does the advertising of your vacant rentals change in the winter (more aggressively)?

Does it become significantly harder to rent in the winter? I've read a few posts here that stated some of the best purchased deals are found in the winter (less buying competition?). If you buy in the winter, should one almost expect to have the house vacant for some time? Or is it simply a matter of advertising the property more aggressively?
