Hi Guys, here is a super hot deal, off market rental property. Asking price is $150k ( cash offer only ). This 6 Unit Apartment Building is located in Ypsilanti, Michigan, near Eastern Michigan University. There are two 1 BR units and four studios, with only one vacancy. This building is 4464 sq. ft. and was built around 1880.

Current rents are $2,085 but there haven't been rent increases in far too long. Rents should total $3,080 or higher. The current tenants are not students, but student rentals would generate much more income on this property.

New roof about 15 yrs. ago and the boiler was updated in the mid 1990s.

It is for future deals and wanted to know if i wholesale or flip a property what type of taxes So i will have to pay income tax on profit for a rental properties plus what ?

If it is a fix/flip, income taxes, FICA plus what even if it is a LLC ?

Hi Guys, how to structure your operation agreement for your rentals properties under different LLC's?

I have a main LLC that my tenants are paying to, but each one of my rental properties have a separate LLC. So, for the operation agreement do i write : my main LLC owns 50 % & the rental LLC owns the other %50? But what about me? I know i own all of it but how to structure it to protect me and my assets ?

Please help.
