Hey Hemlane clients, 

How has your experience been so far? It seems Hemlane has made some updates to their platform and maintenance protocol. 

Are you feeling it is worth it? Are you still having to manage maintenance and repairs when Hemlane falls through? Does anyone have voucher/section 8 tenants using Hemlane? 

Would love to hear more about the pros and cons of this platform and semi-self-managing.

@Steve H. The Academy has the all training videos and the Acceleration includes the mastermind group with weekly calls for more training and Q&A as well as the Academy. I believe the Academy is on offer for half off for Black Friday weekend. Not sure if the deal is still up but you could always ask. 

I joined Acceleration because I wanted to be part of a group that is taking action. I struggle with analysis paralysis so it has helped me quite a bit. It is a great group of people who encourage and offer guidance on the path to financial freedom. There is a lot of info that goes against the mainstream as well as a lot of info on lowering taxes to keep more of your wealth, lots of mindset discussion and strategy, and long-term wealth planning and empowerment in general. 

There are a lot of success stories coming out of this group. If you can keep an open mind and are committed to taking action to improve your future, I recommend it!

Nice due diligence angle. I have been exploring this as well and have done the challenge and game plan. While I have yet to purchase any turnkey properties, I have dealt with Brad in setting up the vault. I did this back in 2013 though, before they launched their CFT company. I have been satisfied with the support I've received from Brad over the years and feel that he is an honest and reliable guy. The fact that he relies so heavily on numbers and data is encouraging as well as the story behind his own real estate investment journey. 

There are a lot of strategies about the vault that make sense, ie. the tax advantages, access to your money for leverage while it grows vs having it sit in a 401K or IRA, and recouping the lost opportunity costs of your everyday purchases, allowing your money the ability to continue earning interest and take part in more than one investment at a time. I do think it also offers a strong foundation for real estate investment, whether you go it on your own or utilize turnkey companies.

For me, the turnkey appeals as I am not experienced enough yet to set up my own team for long-distance investing and currently live outside the country. I think it can be worth it to pay someone else for their expertise and with turnkey, you do see more of the passive side of passive investments. You just pay a little more for it. I do wonder if the monthly cash flow projections are accurate and have reached out to a couple of people who are on the path. They have said that the numbers are fairly accurate with the turnkey investments they've made and not all of them are through the company that their third partner offers as there is a limited supply.

I am considering the Acceleration program as well and now that my vault is established and ready to start working for me, I hope to get on the path to fast-track my investment portfolio. The biggest question in today's market...are renters paying their rents?

@Joseph Gambino Thanks for the tips on Fairhope. It sure seems like a strong market with pockets of investment potential. I am working with a realtor and actively looking for properties. If you don't mind my asking, which neighborhood did you buy in? I am starting to get a good sense of the area. 

Also, what is your restaurant in Fairhope? I love great food! I also come from the hospitality industry. It is no easy business. Good for you for opening a second!

Btw, in what part of Fairhope are your properties located?

We are of the same mindset that we would like to live in Fairhope someday down the road and think it wise to buy-in now and rent it out. I am keeping my eyes peeled for the right place but it's a tough market already with low rent to buy ratios. It might make better sense for us to invest elsewhere and see what happens when we are ready to move to Fairhope. Enough cash flow from other properties could cover rent for us in Fairhope, without the responsibility of maintaining a property when we are older. We would be missing out on that equity factor though. Fairhope seems like such a solid and stable market.

Thanks for the tip, though appreciation is just the icing on the cake, right? I am wondering if there are decent cash-flowing properties with good cap rates in the $150,000-180,000 range and if so, how to find them. The numbers I have been running aren't quite meeting up but I have only been looking on the MLS.

I know Fairhope is booming right now. I have friends in Fairhope and was just visiting them last month. I can see the growth with all the new banks opening up. We are not 100% decided on retiring there but it is a serious consideration. If we invest there, it has to be a good investment whether we move there or not. I can see that the little town on the bay is going to swell in size in the next several years and that has me interested in investment properties.

Hi Joseph,

I am interested in the market in Fairhope too. My spouse and I are considering the area for retirement (many years down the road) and are thinking about investing in a home there now and renting it out. 

I'd appreciated any thoughts you have on the market and if you've found it to be a good investment so far. Have you made any new deals lately?
