Hi @Kody Henderson Congratulations on your decision to take control of your life.  @Brandon L. gave some great links.  

Out of state investing can be a solid idea, but there are still deals to be found in state.  It might require looking a little deeper, but I promise they are there.

Some great advice already here by @Jake Alger and I use Veristone, and I find them easier to work with.  As was mentioned though, it really depends on your criteria.  @Nghi Le

I was unable to open bank account at a credit union because I don't have one for my flipping business, even though it isn't required.  So be aware you could face that as well.

Hi Jsavinder!  Biggest question is, what part of the state?  There is a HUGE difference between Bellingham, Seattle, Yakima, Spokane, and the Olympic Peninsula.  Where are you looking?

Hi Brian!  Have you looked a little further out to Glacier?  There can be some great rentals out there, especially if you do an airbnb (or similar).  

Bellingham can also be good, IF you get a property by the university for student rentals.

I don't think you could go wrong with KW.  EXP is great though, especially if you don't want an office location.

@Maxwell Murphy If you can heavily subsidized or live rent free, it’s a good chance it’s a good deal! My biggesf regret is that my wife and I bought a condo before we got into investing. Having subsidized or free rent would be amazing.

Tyler capped it on the head.  

Commercial is very tricky because the deals can take so long.  While anyone in WA can do it, some buyers won't even look at you sideways until you get some commercial designations.  So if you want to go that route, you need to find the top commercial agent and work with them to learn the ropes.
