@Denisse Salinas Although I live in California I have been investing in Houston since 2008.

I work with Rina Camhi who is not only an investor friendly broker but also a lawyer and owns a property management company with her husband (ELDA Management Services).

And on her spare time (I don't know how she does it!) she also created a startup called 10minRealty.

She's kind of the Wonder Woman of Real Estate.

Don't hesitate to use my name, she manages my 4 duplexes in Houston and I have a couple of them listed with her right now.

@Elizabeth Kuriakose I did quite a bit of research (economics, demographics...) back in early 2008 and Texas came up #1 for me. One site I use from time to time is called Best Places http://www.bestplaces.net/

It allows you to run through a lot of statistics while showing cities side by side along with the national average. 

Once I had selected Houston I started looking for real estate listing resources and Houston has the very well organized HAR.com site.

Now you asked "How did you select the areas you would focus on". Well not being local my strategy was to 'In

terview" some investor-friendly real estate agents and rely on their knowledge of the neighborhoods. I think that is where I took the most risks but it worked out well for me.

@Thomas Kozuch look into a 2 to 4 units property. You could benefit from residential low down payment loans (FHA 3.5%) and live in one unit while renting the others.

Check the keyword house hacking if you want to educate yourself more about that concept and its advantages for beginner investors.
