Its amazing how many people actually think their home is an asset. Its a complete risk. But those are usually the people that think INSIDE of the box.

Great point, I always emphasize to investors to fly into any area they are going to invest. You need to look at people you might do business with EYE TO EYE.

I finally am opening an office. I started from running my properties from my home. Then I build a salon for my wife and put a small office space in it for me. Then I subleased a small space from my accountant. But now I will officially be official. I bought two buildings in a good area next to each other. One has two spaces to put my wife's salon and my office space. In addition to that the building next door is rented and when I further expand I can move other employees into that when need be. I'm super excited. All done with three 1031 exchanges

@Dean Letfus I think you missed the point. It's not necessarily the city. Its looking people eye to eye. I know as a cop I could evaluate a person that was in front of me. That to me is critical if they're going to be managing my properties or investing my money. You cant do that over the phone.
