Hello i bought a house for 75000$ and can get a loan on it for 155,000$  My question is hypothetically if i were to only get a 20,000 Loan From the 155,000$ loan and never pay it would they foreclose on my property and i would loose it for not paying the 20,000 Loan?

Also Lets Say i take out the 155.000$ Loan and never pay it would it be like selling my house where the lender keeps my house as collateral for non payment Or do i loose my House and have to pay back the lender155,000$ that i barrowed?

Hello If you are doing an eviction and you have WON the case in court is a sheriff necessary? The reason being is this Person i never had a lease with or rental agreement comes and goes from the property and is NOT living in it.. So after 2 years of Court dates i finally Won the Case And my lawyer served him with Eviction papers. So the issue im having is This trespasser comes and goes as he pleases to destroy the property but  never stays the night At the property because its CONDEMNED he has cut plumbing lines Gas Lines , cut hardwood flooring broke walls windows removed furnace water heaters etc. So i decided to change the locks and board Up the windows Myself. So apparently he showed up while i was boarding up the house and told me i Needed the sheriff to do so i told him no i don't because no one is Living here the house is condemned and full of TRASH. He told me ill be hearing from his lawyer but i Have Already WON the case in court. So what i have done is it going to be an issue? or what happens if he decides to break into the property again would i have to go trough the whole eviction process over again? I have also took pictures and video's of how much damage has been done to the property

If you know who they are then you report them if there are outstanding warrants and report any property thefts they have done.  But I can't say lawyer enough....

You could also see if your neighbors have cameras that recorded any thefts or illegal activity.  These kind of people can be crazy so watch your back.

Yes this person has warrants for hes arrest and i do have a neighbor that calls me whenever he is doing suspicious things. From reading this post Ive just Decided to break into my home depending what my attorney tells me on the next court date 2 weeks from now i have already spent 4000$ on attorneys and nothing as been resolved so i will have to to do things my way i suppose since nothing is being done thanks,

Hello i was just wondering is it possible for the owner to get into any trouble for breaking into hes own property. If the person inside the home you never had a lease agreement or never agreed he can stay there? This particular person is not there everyday so is it possible to go inside when he is not there and change all the locks? This particular person is becoming a burden and destroying my property breaking windows removing water tanks, furnace and overall destroying my property. This has been going on for two years since July of 2022 I have hired two different Attorneys and Its always Rescheduling court date and nothing happens. So im exhausted so I just really want to know what consequences could i possibly face breaking into my own property?

Post: How do i Speed Up Rehabbing?

Ok im posting this to get some opinions i have been investing for about 5 years now but i have no one to talk to about real estate investing. Ok so i currently have 6 Residential homes and 2 are being rented  the rest need rehab and i rent out  each unit for 1300$ so I took on $130.000 debt from my 3 properties  to basically buy 3 more properties and my mortgage is only about 1111$ for the 3 homes  So the issue im having is How do i Speed up the rehabbing aspect because i basically do all the work myself with some help and i work Full time so only have the weeknds to do anything it takes me aproximently 1 year to rehab  a house because its major repairs re wiring a whole house furnace roof flooring etc.. I Believe i save Lots of money doing it myself as to oppose hiring a contractor But It just takes Sooo Long to do. I make Plenty of money from my Full Time Job That all the money i earn there i buy for materials etc Would it be wise to just Pay Contractors to do all the work? but at the same time wont this cost much more as oppose to doing it yourself?? any advice would help thanks

Hello I am confused me and the attorney talked at he's office and he stated he can do the case for 3000 so then he took all my files and scanned and made copies but you speak of a retainer agreement I never got any agreement stating the scope of work or anything was I suppose to get some papers back from him? All I got was a charge of 3000$ on my credit card

Hello let me start off saying I'm clueless when it comes to attorneys but I just hired a attorney about 3 months ago and gave him upfront 3000$ without signing any contract or anything I recently have been calling he's office for the past 3 weeks on any updates but hes assistance always tells me he's out of office is this normal? I hired him for a quiet title law suit against me. But if I'm no longer interested in he's Services how do I go about getting a refund and fining another attorney?

Not an attorney but isnt this all on the title company and the title insurance you paid for?

They either do ALL the legal work to resolve this, or money back and you are out

Is that how that works and i should have never hired an attorney?

Also Just an UPDATE the tenant im trying to evict is now actually Fixing up the Property as i drove by the home recently and has now installed new doors windows and siding this is really making no sense to me

When is the next court date?  I'd get an attorney to file notice for the tenant/husband to stop any work on the property as it does not belong to him.

There Will No longer be any more court dates i took the tenant to court for eviction but then he sued me with a quiet title and it went to the circuit court and untill that case is resolved there is nothing i can do I will just like to know what hes Up to fixing up a property that no longer belongs to him..
