Find a partner and find a great deal

But for any kind of investing (Even flipping) you probably should have reserves of some kind, investing with no money down is a lot different than investing with no money (Not saying that's your case exactly!)

I read RDPD after listening to probably 60 Bigger Pockets podcasts.. I assumed it was a real estate book and when i read it I didn't really see it.. 

What I took away from it is that you need to change your thinking and how you look at money if you ever want to retire the way you want to or if you want to be rich 

Money is nothing more than employees and you choose if you send them away to die or if they are going to work for you!

Where exactly are you looking to invest? I would call someone from your area that knows more about housing regulations. I know here in Fond Du Lac there's a lot of talk about expanding our 2-yr UW to a 4-year.. potentially huge opportunity for student housing. 

Aside from zoning, college students are typically harder on your units-- get parent co-signers!! Another good tip I recently heard is get a student in each resident to be almost your assistant or house captain (they will essentially be your spy haha) and report to you on conditions often (maybe offer them a small rent reduction?)

Another thing is if you're rehabbing your units before hand, realize students care more about THEIR bedroom than anything else, remember that when choosing what to add value too possibly

Have you used Ikea cabinets before? perhaps in a rental? Man, I wish we had one here! 

Anyways.. I've heard a lot of good things w/Quartz (it's tenant proof.. really)
