Mike Baker - A $200 gift card seems kind of cheap for someone bringing you a buyer that actually closes on a deal.

I've given realtors bigger gifts than that just for doing me a favor or two (saving me thousands in the long run).

Now Im in the same boat as J Scott. I've had contractors tell me all sorts of hot air to include

1) I know someone who will buy this house
2) Im a closet millionaire who can lend you money for your next deal (but im cleaning out your crawlspace cause I love this kinda work)

List it on MLS, but if they are serious about bringing a friend down to see the house, entertain them. If they end up buying it and the process is relatively easy, I think a strong thank you in the form of 1.5% - 2% could go a long way in establishing a strong working relationship. This is a people biz, after all.

Then again, maybe Im still too naive to no any better. :)

Nice job! Looks like a nice, easy flip for the first one. One thing to consider in the future is to have a little contrast between the floor and the kitchen cabinets. They look good but I think a darker wood for the cabinets would have looked a little better.

On to #2?

Kanise Kelley - I think NSU and ODU are very similar in terms of cost (ODU actually being a little cheaper) and the damage from students being the same. The trick is to find grad students, I've had the best of luck renting to them.

Jennifer - If your buyers are putting in inspection contingencies, then naturally they should be offering a little more and vice versa, I would think.

I know my agents won't even submit my offer without my EMD and proof of funds attached. I can only imagine what the listing agents think when they see these non EMD attached offers.

Cash, no contingencies, proof of funds, 21 day close, EMD 5%-25%.

I know of one investor who writes EMD's as high as 50%. I mean talk about trying to make an impression.

Gotta have your ducks in a row and due diligence completed ahead of time, however.

MLS is tough nowadays so I wouldn't worry too much about it. Let others overpay all day.

I used Cabinets to Go on our last flip and the quality is def. better than the what you can get at HD/Lowes for the price.

To answer Will Barnard question - yes, from what I can tell most of their lines are self closing (soft closing if thats what you meant).

We priced out the difference between the cheap already assembled line at HD/Lowes with the unassembled stuff you can get at CTG. Factor in labor to assemble the CTG cabinets and the prices were almost the same.

We purchased during a 25%+ off sale and encountered the same problem you had J Scott - the salesperson forgot to order a vital cabinet. When we came back a few days later to let them know the salesperson that had helped us (the one we negotiated with and got the price lowered to an even bigger discount) had quit. Fortunately, our new salesperson honored our previous agreed upon sale prices and ordered the missing cabinet for us... I imagine this experience will vary from store to store.

Wait time when ordering something not readily available in stock = ~2 weeks
