I'm glad I ran across this thread and was planning on asking something similar about KPI's across all marketing channels. We are building a software that tracks data. It is in the idea stage and am looking for input of what metrics to track.

I do not have any answers, only questions.

Your data is going to be the first variable and will diminish in value with age. Property ownership is updated pretty fast where phone numbers are tied to old properties. I see it as ownership is real-time (current when list is pulled) and phone numbers can be tied to a property for years after a sale.

Skip trace companies may provide you phone numbers (high rate of hits) That are historically accurate but not correct.

The only way you can verify is to get someone to answer the phone and confirm the number is good and they own the property.

The list of addresses you pulled is the next variable. Did you pull it from county records or buy it from a list provider? How often do they update ownership records? every 4-6 months?

Would like other peoples guesses.

Both Slydial and justdeliverit can send RVMs by API. Justdeliverit says it will have return call data available in the next month or so. (Marked as coming soon) 

Using Callrail/Twilleo for round robin/blacklist can be a solution for this.

Each system will have its pros and cons. CRMs can add a bunch of features that are overwhelming. All the investors I work with are really happy with Podio based CRM's. 

If you are looking for suggestions check out REI Automation - BeastMode. They have been around for 5 years, great customer support and they work. The platform keeps it simple. It has everything you need in the base service.

Great Topic!

I came into tech after Real Estate. Started in Multifamily moved to SFR rentals and then started virtual wholesaling.

Years ago, I wanted to connect Podio (common CRM) to big data.

This spun off into my current project. Client keeps all their existing platforms, Podio houses client Leads, client List are uploaded to our site for Prospecting.

It lets us connect clients existing platforms and data to create their Control Center. Client can automate all outbound marketing from multiple marketing channels with simple preset triggers.

The tech side has been so much more exciting for me.

Would anyone be interested in a software that could fully automate your outbound marketing? I guess would you pay for a service/software that could

  • Interact with your CRM
  • Manage prospecting and follow-up campaigns
  • Work with RVM, SMS, Direct Mail for a controlled and unified marketing campaign per seller
  • Upload your own marketing list and data
  • Bridge gap data, append phone, append owners name, mailing address
  • List stacking capabilities and triggers
  • Filtering and List Scrubbing 
  • Turn off all marketing when lead enters CRM
  • KPI's

What other features would you want or need?

Yes, we built out 5 counties that are running. It took wayyyy longer than expected but added many new features. 

Most of our users run Podio for their CRM (BeastMode to be exact) 

We integrated or synced Podio, texting platform and are finalizing direct mail and RVM now.

Having clients upload their marketing list and integrate with data we collect is where we are at right now.

This will almost automate the prospecting side of marketing.

We use data from county sites in a couple markets. It is ground zero for home ownership. Sometimes it is cheaper to buy the data

Data is sourced from public sites or purchased.

Tax data is updated quarterly

Property Records - monthly 

Vacancy - every 2 weeks

Civil Court - daily 

Combine blacklist from all marketing platforms - daily

CRM scrubbed monthly to remove houses that sold

Simple Overview- Person owns real estate has a problem, system identifies them as prospect, stacks historical pain to create SellScore and markets to them the day they have their "pain point". We use 3 different marketing platforms. Text, RVM, Direct Mail (Door knocking-Geo route mapping & Facebook are developed and coming soon). When they sell, become a lead, or ask to be removed from list system will remove them from all marketing.

Real time data is the future of real estate. It is here now and will only get better.

@Chris Trupiano Yes, I fully automated it in 5 counties so far. We are developing a sync between texting (LeadSherpa), Podio (BeastMode CRM) and out custom databases to work together on Do not call, Dead leads, Direct Mail (Yellowletterhq) to fully automate prospecting. Our first AI prospecting that uses pain point data rather than some bs numerical algorithm !
