I will tell you that from my personal experience Cody Sperbers group have been awesome. My development coach knows Ive been going thru some financial troubles and he gifted a portion of the program to me. I will say that they are extremely helpful at clever investor. Yes the mentoring may be expensive but for education how much would you pay for a lifetime of knowledge in this undustry. If i had the money id love to get coaching from him but its out of my range right now but again theres so many free vidoes he does. Trust me Cody sperber knows what hes doing and how to help.

hey evwryone! Im looking for advice on how to reach or find mentorship or coaching in Arizona or in general. Ive tried on AzRei.org etc and seems to be tough to find. most coaches start off as that and than want you to purchase some type of education. Any advice on how to find a mentor is really appreciated! thank you!

Hey everyone ive been doing so much research as of late about proper contracts for wholesaling and of course everybody has different ways and techniques for contracts. What Im curious about is EXACTLY what is needed. So what I have is an assignment contract from myself and the seller and than a purchase agreement from myself and the seller. Stating the contracts are assignable. When I find the cash buyer do I need the same forms OR just an assignment contract. I also know the assignment fee must be in the contracts but when the purchase price is on the original purchase agreement form with assignment fee included, dont I need another purchase agreement showing the price selling to the buyer.  Im just so confused on exactly what forms are needed for both transactions and what needs to be on it. I looked on BP for answers and they stated Assignment form and purchase agreement from seller than assignment for to cash buyer... so if thats the case doesnt the cash end buyers assignment form need to state the purchase price with the fee included?

Also earnest money deposit for both transactions.. seller side and buyer side.. So sounds like to me there has to be 2 assignement forms and 2 purchase agreement... Any help is so appreciated!

    Im not sure why the "@" isnt working for me maybe  because im on my smart phone but the box with suggested names doesnt pop up after i type the name out with "@" in front of it. Ill try it on my laptop later. I wanted to thank you for your suggestions and going to check out the links you left. Theres so many aspects of BP i havent even checked out yet or even looked at. Im going to do some searching on it today. I left a post last night about advice on mentorship here in arizona so hopefully over time I will get some advice in the right direction.

@Ross V. Welcome as well to REI. Your lucky to have gotten some mentorship already being new. Most of what Ive done has been on my own but Ive been thrown around in different directions and have met alot of great connections. I sent you a request if you want to link up and spit some ideas at eachother.

Im just looking for advice where to find some ethical mentors that would be willing to teach a committed newbie to this industry. Brett, Wow, speechless lol. This is what im going to do. Since I first posted this I have been able to gain alot of knowledge from classes, meeting people setting up face to face appointments, seminars etc but havent been really been able to find real coaching. Ive gotten some really great contacts on here and in my everyday dealings but Im going to definitely try this route. Im very open to doig all the leg work and share deals with someone experienced 60/40 etc just to get the knowledge for the future. Im extremely committed to this industry and my future being in this business so I will do whatever it takes... Im still very new when it comes to BP and dont really know how to use it to its full potential. I do want to really thank you taking the time out of your day to voice your information because its extremely informative and Im going to use this right now. Again thank you so much Elliot
