Hey everyone. This may be a dumb question so pardon me if it is. After completing a contract with the Seller (assignment) and when bringing a seperate contract to a cash buyer would I put my name as the Seller or the primary owners name on the purchase sale agreement. I know this sounds silly but if Im assigned the contract than am I the seller whos transfering to the cash buyer correct? Thank you for any feedback.

Hey Tom, thank you for the input. After doing some research some said the assignment fee has to be disclosed and some said it doesnt. I honestly wanted to know for sure so I know if i should update my contract or not... I do have a seperate contract for the buyer stating escrow, earnest deposit and a couple other things but just curious about some things im not sure about.

Hey guys! Thank you for those who took the time to reply back to my question that I asked the other day I really appreciate that.  I do have another question for this newb. When it comes to assigment contracts is there anything on the legal side that needs to be said besides the clause of "and/ or assignee" showing the contract will be given to another party the end buyer. I know that it is also wise to put in the contract that the property will be purchased in "as-is" condition by the end buyer. Im in the state of Arizona and I know that every state varies. I was also told that the "assignment fee" has to be visible for both the seller and buyer to see. So besides those few items is there anything else on the legal side that NEEDS to be written on the contract for to be valid and legal binding? Thank you so much for your time and have a great day!

   Thank you for that information. It really seems like people on BP care. Your info is extremly helpful. I have been reaching out to contacts trying to get some coaching but most seem hesitant in doing so. I understand it takes time out of there busy day to do it but if they met me they would see how extremly motivated i am to jump into this industry. Im making great process alone with building my company from the ground up and marketing the heck out of it. Ive been in sales for over 10+ years and have always been the sales guy who needs to know everything about everything. So when it comes to contract details and other specific details i need to know i felt like mentorship was the best route to go... but finding one is the difficult part. Ill keep pushing and im sure as time goes on everything will come into place.. hopefully lol

  Thank you so much for taking the time to write me back  it does suck being the new person and trying to learn everything so quickly which I know take time and years of experience  I honestly really just need to find a mentor or some type of coaching to help me and guide me through the process of getting the ball rolling.  Do you suggest that this is probably the best option in finding a mentor  to help you  through the steps ?

Hey guys,

   I hate saying im a "newbie" but thats the truth. Couple general questions I have is where can i get the wholesaling contracts and obvisously before i use them i must have an attorney check them over. Im pretty familiar about how the process works just want to get some input on where people stumble in the beginning whether it be the contract being wrong or how do we verify if a cash buyer is legit. Theres so many questions i have. Thanks again!
