We've been doing some volume in rehabbing houses and I've been using the same realtor for most of our transactions. One day I get a call from my realtor saying that he bought a rehab for himself and he wanted to use my contractor since he was planning on doing 1 rehab then moving out of the country with his family. He's done a lot of work for me, so I thought I would be helpful and give him the number to my most trusted contractor. After a couple of months, I found out that he is doing another rehab and my contractor actually told me that my realtor asked him he is able to do 4-5 rehabs at a time. It bothers me because he wasn't being forth coming and the fact that as our volume goes up, his rehabs will be interfering. I've told my contractor that I don't want him to choose, but it's looking like something is going to happen soon. Please advise as I am getting angry over this. Thank you.

Pass on him. The ones that make you pay most of the time will be more strict with you when you do business with them and less flexible. Work with someone who is reasonable and flexible.

Hello, I'm considering building a spec home due to the lack of inventory for rehabs. I'm wondering if I should find a "builder" who has experience building houses or if I should be able to keep using the current contractor I use? I've seen him build additions before, but I don't believe he has ever built a house. He's a very trustworthy guy and knows how to coordinate well between the city and his workers. Could anyone advise if I should be fine keeping my general contractor to build this spec home? Thanks all.

Hello, if I start my own construction company, am I able to sub out the whole scope of work to a different non-licensed company (llc) as long as I get permits and verify work? They would have their own insurance, electricians, plumbers, etc but the only thing they wouldn't have is the general contracting license. Please let me know.

Here's what it is. The crew I hired is under a LLC but their LLC is not the same LLC who pulls permits and insured. The license contractor owes the crew I use a lot of money so he does this for them as a "favor." The contract I have with this crew is paid directly to their LLC and not the licensed contractor. The contract is not between the license contractor and I, rather it's between the crew I use and I. Basically, the licensed contractor owes these guys a favor so he is doing this for them. Yes, I know it's confusing, but they do a very good job so I'd like to keep using them. Thanks

Hello, I've been flipping houses with the same contractor for awhile now. The problem is, he is not the actual contractor. He has a contractor who "trusts" him to pull permits for him and I pay him directly. My concern would be if I ever get sued, and they track that I have been paying my guy who has been using his contractor to pull licenses, I think that wouldn't look good. Any advice or is this ok to do? Thank you.

One of them had a double lot and the other was similar in layout and finishes.
