Hello, we rehabbed around 12-15 properties last year and although some of the transactions were a bit complicated because we did a few double closes and what not, it should be easily figured out by a "Real Estate" Accountant whom I hired. At first things started to go well, but as we started to get into the bookkeeping he started to repetitively saying he did not want to file for taxes with incomplete paperwork because he didn't want to risk his license. This is something I understand, but it seems like he asks the same questions over and over and I just feel like he isn't doing things efficiently. Nothing against age, but he around 70s and the reason I chose him was because he was promoted through our REI Club. I'll admit our books were really not organized, but I received a bill for around $10k! To me, this seems too much as he constantly asks the same questions, and keeps wanting more information. It's been a headache. Any thoughts on bill? Thanks all.

Hello, I have three employees including myself paying a total of $90k net yearly for all 3 of us. I'm paying approx $1,400 every 2 weeks for payroll tax and I feel like this is way too high. Could someone please let me know if this is correct? Thank you.

What if he is doing just project manager for my company, but he does other things for income like he is a realtor?

No. I don't like the fact contractors are never on time, banks are difficult to deal with, people aren't doing what they said they would be doing. Too many to name, but that's maybe because I'm in the remodeling/developing business.

Hello, we have a new project manager on board and I am just wondering if I should have a Contract between him and I in case something happens to him on the Job. For example, he is on the construction site and gets hurt or him taking trade ideas and using it for his own uses or gives our operation inside information to other ventures. Could someone please share if they have a contract for something like this?

We have our project manager putting all relevant documents into a file folder and separating them and when the project is finished, he hands it off, then we file it into our book keeping system. It works fine, but Im just wondering if there's a better way.

Hello, we are getting to the point of doing over 10+ rehabs at a time and we are looking for a better way to manage subs, paperwork, budgets etc. Could someone please recommend a good software program for project management or a another way of managing? Thank you.

Hello, we are currently doing approx 40 properties each year and having a hard time keeping up with all of the paperwork. We were filing our transactions by each property and putting all information pertaining to the property in one folder per property. We found out that this is a bit difficult because there is a lot of paperwork for each property and to find a specific document could be hard to do. Any advice on a good way to file paperwork and general filing advice or accounting advice would be grateful.
