Hello@Sean. I just put the duplex under contract for $130,000 an it is worth close to $160,000and i believe will need at least 10,000 for rehab. I need a lender that will do 75% As is valued or the after repairs valued. Please help me.

@Eli Ferguson and @Sean Richway. Do you mind sharing your the source that will funds 100% because i am in West Palm Beach,FL. Below is the potential deal that i have that i need fund for it. The property does need painting only which is less than $5,000

. My credit score is 660 and want to buy this investment property ((buy and hold)

There is a duplex in west palm beach that i want to buy. it is a 3/2 rental income $1,200 and the 2/1 rental income is $500 . The property construction is CBS wth living 2,200 sqft. I am getting it for $130,000 and the property value is around $165,000. I want to buy this as long term (buy and hold). Can can other lender lend

Hello everyone and thank you very much for all the responses.  i got comps from my realtor and the property valued is $155,000 and the seller is asking $145,000 Below is a break down of the potential deal numbers

Projected total income : $1,700

Minus all of the expenses below

Expenses

Monthly P&I:$797.97

Insurance:$209.00

Property Taxes:$175.08

Reserve for repairs/Misc $101.00

Garbage:$90.00

Property Management fees:$100

You may ask your loan originator the reason for the delay and how that can be solve. Did the file already went to their underwriting department?

I recently received a phone call from a seller who was her Realtor refer her to me. Her house have been sold to the bank in March2015 and the bank already start the eviction process and also as the the client the bank ask her to send an offer for her to buy the house however the client does not have any money nor credit to buy it. The client stated house have close to $25,000 worth of repairs because the roof is no good and have a lot of other issues. the client want to know if i can purchase the property and sell it to her after a couple year once her credit score and income are OK. Is that OK for me to do buy it and sell it back to her once she is qualify?the property valued is close to $160,000 and i was thinking of offering the bank about $60,000. What are your suggestion and best way to structure this deal.
