First deal potential

I see a duplex in palm beach county that i want to buy. it is a 3/2 rental income $1,200 and the 2/1 rental income is $500 as per the realtor. The property construction is CBS wth living 2,200 sqft. They are asking $145,000 and i just want advise on how much should i offer if i want to buying it and hold it as rental income.

    You haven't given us enough info @Sandy U.. What are the annual expenses? What are the actual rents being paid now? Are the tenants current? Will you self-manage or hire a pm company? What are market rate rents for the area? Are there any deferred/required capex? Do you have any comps that justify the asking price? Lots of questions.
