Roger, I appreciate the detail. Yes I agree, I’ve witnessed this and it’s harmed my family

I want you to continue this topic with me after I give you a detail of what happened to my grandfather.

My grandfather, worked for “ DICKs sporting goods “ for 11 consecutive years, was randomly fired and replaced by a 23 year old one day. My grandfather never had one infraction or late day to work, he loved his job, he really loved his place of employment until this day. They fired him. “ Wayne, we are looking for a youth movement within the company “ ETC. PURE DISCRIMINATION against him, they didn’t want to continue to pay him at the rate he deserved and much rather would pay a 23 year old some pathetic salary to do similar type management work.

That was 6 years ago he was fired.. my grandfather is 67 years old and is still applying for jobs till this day. He has only found part time employment with no benefits in this 6 year span. He has over 25 years of sales and management under his belt.

- I totally understand your response. There are so many loopholes and it’s a shame.

- So what the best way to go about this in your opinion? Should I do what the certain job did to you?

- what ever happened with it? Did you make them remove their advertisement or threaten lawsuit?

Everyone has a right to judge, that’s a true right. We just have to be careful what we judge on, and I feel as if I am. Sometimes I have 5 great people but can only select one. So, now, 4 other great applicants have to hear the words “ NO, you didn’t get approved “ ...

Hey Zach.

I too would suggest using some sort of a general rejection letter as some of the other commenters have said. You don't want to deal with any nasty fair housing violation accusations. When we rent to someone the apartment goes to the very first person who applies and qualifies based upon our terms. I would be curious to see how others with only a few units to rent handle all of the different requests! Glad to see you've got so much demand for your units. Good luck!

Hey zach, I would hate to ever deal with a housing accusation. I rent to mostly minorities, so I don’t think anyone-would make that false accusation. However, life is crazy and uncertain being a landlord lol

- How is the eviction rate within your

Company? Could you share that information?

- I don’t necessarily like the idea of selecting first person, especially because each person is different and comes from different situations... person 1 might be super qualified but can’t move

In until March 3rd and person 2 might be a little less qualified but can move in right away and pay the deposits... you see?

Fair enough. I’m starting to question my rent rates now LOLLLLL.

It’s low income housing, I invest in though. Most neighboring homes are always 50-150.00 dollars than my rents already . I do a fine job or marketing my homes though, that is for sure.

Hey Mr. Payne,

Yes, the market is definitely hot right now, the rental market that is.

However, I usually get about 60-75 inquiries but only 15-20 ever show up and apply lol!

I deal with LOW INCOME housing... I’m concerned that having these PRE-Set qualifications, will come off as very discriminatory and wrong

@Julie Marquez - your management degree in construction - do you see potential in this field with a person that has a property accounting background? I have had some jobs in construction brought to my attention, but by reading the job description I can honestly say I had NO CLUE what this business is all about. 

 honestly, this job/career sounds so Intense and difficult, i am happy the market is doing well though, thats a positive.

I like how you did the subscription and then simply wrote it off.

However the main issue I see with that is, you most likely spent tons of times showing the home to multitudes of people ( I do the same lol ) just to realize that they are so unqualified.

Most people scare away when they hear the 25-50.00 application fees, which is why I always recommend charging some type of fee.

But, it seems to be working perfect for you NOW, and you seem to keep the DRAMA totally out of the way.. with the property management service

That is what I do now, I use third party person, to help decide, pay them the cash to process all the applications, they help me select the FINAL best possible candidate... even if every applicant is quality, I can still only select ONE..

- I still have to deal with rejecting people , good and bad. It’s tough

Hey max, I like how we are both PA boys..

I do most investing in HBG,

- I think it would be a pain to simply do it one at a time, my partner usually sided against.. having to drive 10 miles to the property to show 1 person... then run the application.. then drive back another 10 miles and show another.. I appreciate that advice, if that’s what you meant by doing it one at a time. However, I like scheduling a day, like “ Sunday “ to set up all appointments... have every potential come through and if they want an application, they can fill it out.

- I use a third party, just an office lady with experience in property management. She helps out a TON. I pay her a fee to process each application.

I have seen a few services online that will run a tenant check for a good price...

( However, It seems MOST prefer doing the Cash fee applications instead of the online Fees of “ COZY “ and other websites landlords send their potential tenants to.

I love the 40.00 application FEE that you charge... It’s just so hard to get people to want to pay that FEE. And they really seem to complain about the fees. Frustrating to deal with lol.

I think some people commenting aren’t understanding the full extent of my question.

I am renting out in areas where 8/10 people do not have a credit scores of any kind

And 6/10 lack a quality job or quality life

I have no other option but to focus on their, character, their past eviction history and how they will best treat my property. I personally don’t find that discriminatory, I should have right to select the BEST possible tenant based on multitudes of things lol

I have to kindly disagree, but do respect the comment. I want to ask a another question to you ..

- Shouldn’t the process be treated like a job interview? Isn’t that the SMART route to take?

I feel as if, a discriminatory case will be very unlikely, because we do select 99 percent minorities.
