I have contacted the title company and they found that their records do show the taxes and they should have been paid. They are referring it to their legal dept and will contact me once it has been researched regarding filing a claim. Hopefully it is as @Christopher Telles says and they will resolve without any problems.

It was an standard sale (private $, not even conventional financing), and we did get title insurance. The sellers made the sale difficult (divorce) and at the end when I asked the title company about the sellers costs (they didn't show up on my HUD statement) they said that the seller info was private information and wouldn't provide it. That was a little odd to me, but I haven't purchased many houses, so I let it go. I will contact the title company first.

I purchased a property in December of 2014 and have just received a default tax bill from 2012. My current year taxes are paid. This default showed on the initial preliminary title report I received and I inquired about it along with two other issues that needed to be resolved prior to close. When I received a second report this default was not on it, and I assumed (apparently to my detriment) that it had been cleared up, as the other two issues were still there and the title co had crossed them out indicating they were being cleared up at closing, which they were. I have both copies of the preliminary title reports showing the difference and notations. Does anyone have experience with this issue? If so, any advice as to where to start getting this cleared up would be appreciated!!

There are definitely duplexes in the Bakersfield area for significantly less than 300-400 k just be sure you do your research. I am in the process of learning the area. rents are less than in LA  and we have some definite war zones. But there are certainly deals to be had wherever you go if you just keep looking!

I live outside Bako but am looking to invest here (I work down here).

The podcasts are great in the car if you have drive time to fill. Or anywhere you can listen- tons of info. Search the forums and blogs for anything and everything RE. If it's not here, it may not exist.   Best of luck!

Sounds like you have the good fortune of a spouse as a willing partner in investing. That's great! I have found that to be an immense strength when it comes to investing. You picked a great place to learn. I started with a podcast marathon- a wealth of info on all subjects- enjoy!

BP is a great place to learn. I have also attended the last few FIBI events and had the same experience as you. I am also pretty new at real estate. Unfortunately I missed this month-glad to hear they continue to be beneficial. I plan on continuing to attend. I also live outside Bakersfield but real estate in my area (Frazier Park area) is peculiar - prices and rents are all over the map, as are renters, so Bako is economically a better choice. Best of luck - maybe we will meet at FIBI one of these months.

Welcome Thanh,

There is nothing about RE investing you cannot learn on this site. Just search the site with keywords and multitudes of info will show up to learn from. The construction repair/maintenance topic seems to be a particularly universal problem for many investors until you find a great one so just really do your homework and get referrals if you can. I am new to REI but that is the one issue I don't have, we are in the construction business, and know firsthand what problems deceptive or inexperienced contractors can cause- even to other contractors.

You have responded to a few of my inquiries, that is much appreciated.  I assume you are investing in Bako though you live in Santa Cruz. If you don't mind my asking,  how long have you been investing in this area, why did you pick this area, and I would love to hear what your general experience has been like. Have a good one!
