Welcome Allen! BP is a great place to learn and research. Sounds like you have a financial plan to add to your quest for information - that will take you far! Check out the podcasts, resources and tools available here, there are so many. Property in Bakersfield will get you significantly more bang for your buck than down south where you are. Having family in the area can be an invaluable resource. If you are ever interested in networking with local investors, there is a meetup the third Thursday of each month. Info can be found here:

Hello @Ben Valdez - welcome to Real Estate Investing! There is no place like BP - do yourself a favor and start out by listening to the podcasts. They are invaluable, particularly for newbies since they cover so many different types of investing. There are too many other resources to list, but take a good look around and see all that BP has to offer. I also attend the REI investment networking meetup that @Max Gradowitz mentions above - great people there to help you sharpen the iron!

Welcome! Sounds like you are off to a great start!! BP is a fantastic resource and has no end of information, resources, and helpful people. Multi family has excellent potential. House hacking (live in one unit and have the other residents pay your mortgage) can be a great way to get started. Your motivation, determination, and obvious ability to listen to good advice will take you far - good fortune to you!!

Yes, we are rural and our area is a mix of typical  lot sizes in the town proper (1/8-1/2 acre) and large acreage residences that can be as far as 20 miles outside of town. Our land is zoned open space (a restriction that keeps it from being built up for commercial use) but I believe it can be used for small scale farming. We have no intention of doing either. We keep domestic animals (dogs, cats, horses) and some animals for food (chickens, pigs, goats) and that's it.  It is strictly our personal residence.

I did in fact counter with zero and we ended up with a compromise. However, the deal has now fallen through for a different reason - apparently the VA thinks that the buyer is trying to buy a house too far from her job and thinks it will impede her ability to pay the loan, so they rejected the loan based on the location of the house. I found that strange, but who knows. Thanks for the info - VA loans have some interesting tactics/requirements. A lot to learn!

Mortgage experts - please help!!!!

I have a house on 20 acres that we financed with private money less than two years ago. We have 5 years to cash out but would like to do so now (good rates/courtesy to the private money lender). I have discovered through a mortgage broker (not in my area) that a residence on 20 acres is not a boilerplate loan for most lenders (10 acres or less is more common)- always learning!! Do I have to  find a lender based in my area or is the broker I spoke to simply not familiar with rural properties?
