Hey @Chip Chronister as Jordan put forth, why not use self directed IRA for your down payment etc. and use a portfolio low not get best rates and proceeds to purchase the property( if you have done the math and numbers work). Then you can put cost plus profit back in self directed IRA for the next one you finds. Shout out to @Jordan Thibodeau  for a good set up.  Good Luck Chip.

@Damaris Conrad I received your message. The contract you form with the owner could be any form of deal that allows you to pay the mortgage and you receive deed.  We call it a rap around with contract for deed here in Texas.  Otherwise. Just move forward with your full financing and "lease from her.  Look up creative financing blogs. Good Luck to You

@Damaris Conrad yes, sounds like a "subject to" to me. You and Friend write up contract for contract do Deed and just make her payments until you can refinance with equity.

@Johnathan Butler Welcome Jonathan!  If you like to read get the two great books from BP written by J Scott. They are Great. "The Book on Flipping Houses and The Book on Establishing Rehab Cost". You can get hard copy or download. I did both for my family.

@Brian Stieler Hi Brian. I do not understand the bed to bath configuration. Is there any way to change the upstairs 1/2 Bath to a full bath?  Otherwise it doesn't make sense and the really bad thing is the roof especially in Michigan with snow etc. I have always run from homes on busy streets especially highways. Not safe for kids and the noise.  With all this, I wonder if you can get good tenants for your investment.  Good Luck. Tom

Is central air and heat common in St Louis?  We in Texas live by it or survive with it but some areas don't see the need. I thought your 4 items were right on

@Jeremy Davis hey Jeremy. I'm just into our 2nd rehab but. I have a GC who knows where the best prices are. He has been in business for 25 plus years and has relationships with all the big stores as well as the specialty stores. I let him do all the gettin. Have Fun. Tom

Wholesaler that can show you the way through the maze. As a wholesaler you should be looking everywhere for the good deals and ways to help people while making a living.
