I'm reading a book written by a friend, Michael Dan Kellum, 1stLt USMCR, "American Heroes-Grunts, Pilots & Docs" as you can tell it is a first party story of Marines in Vietnam. This is a non fiction non business history lesson for me. Also reading the BP forums, J Scott's "The Book on Flipping Houses" and just for pleasure reading, a Louis L'Amour book "Sackets Land" this probably the 50th time Ive read it since childhood.

Thank You Paul Timmons, I have read both of J Scott's books and can strongly recommend them to investors getting started or just to keep strategy going in the right direction.

Hello, I have been studing the forurm and podcasts for a few months. Trying to get ready for rehabbing for hold and flip. I was wondering if there is some basis to use for estimating what an investor contractor would charge compared to a retail contractor. Thank You. Tom

Ed, that is perfect answer in all aspects. This roof will deteriorate rapidly in heat and insurance will not pay for interior damage done by bad roof. I would be surprised if they will insure the roof at all. I am Insurance Agent for 27 years, I have seen a few roofs.
