Colorado Home Single Family Homes
1.) New construction SFH 2145 sq ft | 4 bd 3 ba
Insurance: 593.00 on a 359k home

2.) 2003 SFH 2048 sq ft " 4 bd 2 ba
Insurance: 799.00 on a 330k home

3.) 1993 SFH 2184 sq ft 4 bd 3 ba
Insurance: 1,491.00 on a 344k home

How on earth is #3 about double?! Seriously, $1,491 for a policy? What am I missing?

All are through our State Farm agent, whom had everything; Our personal home, four cars etc.

I think I need counseling and advice.

Zillow won't list it as available until after you close; true dat. Avail Rental Listings will. I'm in the @Joe Splitrock camp on this. At least get your description and photos ready to go and uploaded to where you plan on listing. Zillow for example won't publish the listing but you can still get everything setup; descriptions, photos, details etc. then go live right after closing.

One of my super wealthy relatives recently pulled everything out of CA and put it into WY. Just sayin'.

I'm using cozy.com - Prospective tenant is charged $39.00 for application, credit check and background check. Shockingly, prospective renters have paid Cozy for this service without ever seeing my property in person or talking to me?! 

I don't see a privacy issue. You can see people coming and going by looking out the window, or sitting in your car, right?

If the tenant wants to pay for the camera and service, then hook her up, on the condition that you are given username and password to the account, and the cam stays if and when she leaves.

The issues I see:

Thieves steal the camera! Comes off fast and easy. All you need is a hoodie and a screwdriver.
Constant motion alerts give no real value - easily and often ignored. 
The cam also gives scary neighborhood alerts; Man checking cars | Car surveilling neighborhood slowly | Lost dog wandering | Heard a loud noise | etc.

Imagine the background check coming back with:

"a lengthy criminal record with prior arrests on allegations of assault, disorderly conduct, destruction of property, resisting arrest, theft, public intoxication, and possession of marijuana"

I've applied for CCW.

Lucky also that the tenant disposed of the old machine. No repair cost. No removal coast. Tenant keeps the new machine.

Years ago my landlord put in a washer and dryer at his expense. I thought; "What a great landlord". Today, after my reading here and elsewhere, make the tenant responsible for the washer/dryer and any damage they may cause.
