Watch a few YouTube videos of tiny house owners and RV'rs and their composting toilet adventures. I don't see this happening on a large scale for a long long time. But heck, you can get the ball rolling right now!

From Colorado - I have one property in California. Having a good man on the ground for maintenance and yard work has been great. Having great tenants has been amazing.

If you do thorough background checks and your tenants meet your stringent criteria, it is likely you will feel comfortable leaving your wife and baby at home with your tenants. I'm reminded of all the roomates I've shared housing with in my past and would have been perfectly comfortable leaving my wife and child alone with all of 'em. That baby crying thing though, some kids are better than others at that :)

Online banking is here to stay and will only become more robust. Yes, 1.75% interest on money has earned me and extra $40/mo. so far. Some banks offer the advantages of online and still have a brick and mortar presencence; Capital One. Others abound in ATM's at convenient locations; PNC Bank. Check out VIO Bank and Aly Bank for starters. Do you need checking? A debit card? If yes, read closely what your bank offers. Graham S. has a video: I Found The 5 Best Online Banks:

Looks awesome! Plant some marigolds and petunias this spring in front of those junipers. Oh, and I think you should sell the range and replace it with a stainless steel one from Facebook market place or scratch & dent.

I have a feeling those two freeloading "adult kids" don't have any $$$ and thus nowhere to go. The extra wear and tear alone would require a raising of the rent IMHO, thought if it were me I'd want to see them hit the road.
