I am looking at flipping a house in San Antonio and I am trying to determine what the ARV is but I am having trouble finding comps. Is there anyone out there that can help me? I invest in the Houston market

@Michael Barry the 2 single families are in Dickinson and the triplex is in Galveston. As far as a team, my wife’s aunt is a realtor, she referred a hard money lender to me, I still don’t have a great crew for the rehabs.  Although I am starting to find their strengths and know what they can do well and what they suck at.

@Janette Nason Analysis paralysis. I would find good deals, get stuck on the numbers, and by the time I had the confidence the houses were sold. 

2019 I set a goal to get one rent house. I bought 3. 

2020 I am setting a goal for 5 properties. I am going to start a direct mail campaign and hopefully expand my funnel.

@Chris Hopper great post. I can relate. Only took me 5 years to jump in and last year I completed 3 BRRRRs, 2 single family and 1 triplex. 2020 is going to be an even better year.

Does anyone have any experience raising a home in Galveston or the added value?  I am trying to figure out what kind of return I would get on an appraisal value.  I have ran the numbers for the cost of raising compared with the savings on the flood insurance.  If the cost could equal the return in appraisal value or more that may make it easier to make my mind up.  I am also counting on the raised house to have a garage underneath.

I am trying to put my numbers together to evaluate a potential investment and need a little help.  Does anyone have an idea of the cost for $130k of flood insurance coverage in Galveston? It is in Flood zone AE and the owner doesn't have a elevation certificate.  The house is located south of broadway and east of 61st and is not raised.  This would be a rental.  Any help would be appreciated.
