@Tony Castronovo do you have any recommendations on who I could use to refi my BRRR?

How long must you own before you can refinance? And how lobig before you can do a cash out refinance?  I am going to be doing a refinance in about two weeks. I had a lender  tell me the value of the home will not be an appraisal. It will be based on purchase price + receipts if work done for renovations. Is this common?  The repairs will take about 3 weeks and then I would want to refinance when they’re complete. 

Does anyone have a sample contract they use for their general contractor? I have a small job about 6k being done.

This will be a turn key that I will eventually update to increase rent  this will be purely an investment property

Does anyone have any recommendations of who to use for financing my fourplex?  I have the 25% to put down.  I am in the Clear Lake/ South Houston area.

Does anyone know or have any insight to how the rental market is in Freeport, Tx?  I am looking to connect with a property manager that works in that area.
