Automatic rent payments was a game changer for me.  2 years ago I was accepting cash, money orders, checks.  I had a major mess.  Today I only accept your checking account # or a credit card.

I have approx. 58 units that are all manage by me and 1 full time person using the buildium platform.  As of yesterday all 58 units have paid.  Rents range from $600-1,000 per month.

That’s a loyal tenant.  I would allow that tenant to stay until they died.  Probably increase rent 5% per year.
