once you find a deal, go to the marketplace, they have hard money and private money lenders in there, contact each one until you find one that wants to work with you and you with them. finding money is easy if you actually have a deal

listsource gives addresses and phone numbers. however you need to check the do not call list to make sure you aren't calling anybody with an unwanted solicitation. Granted I wouldn't cold call people anyways in this sense, "hey want to sell your house for pennies on the dollar?" much easier to send letters/postcards and let the people who want to sell their property contact you themselves.

I'm sure everyone has "their person" but my recommendation would be to set up keywords for what you are interested in, and as people chime in on topics, you can see who is knowledgeable and who you like locally to you and can reach out to them yourself. Plus you learn more that way and aren't contacting someone via PM with basic "teach me about 1031 exchanges" and they are going to tell you to go search the forum.
