I'm an investor/agent with the exact set up that you mentioned in your OP by my broker. I got 100% commission on leads that I bring in, broker only takes a cut when they supply a lead. they provide a website/crm if you want it for like $150 a month and if not you only pay a $50 a month fee for admin stuff and office use etc. shoot me a PM if you would like more info.

content, functionality, and user experience is and always will be most important. Your website could rank #1 for every phrase in the world but if nobody likes your site, isn't good to look at or use, then nobody there will be no point of having the site.

Cant tell you how many clients I used to have where I've ranked their site and it didn't increase any leads or business for them and they wasted months and thousands of dollars because they focused on the wrong things.

too many people focus on SEO and growing their website first when they need to focus on making their website one that THEY would enjoy using if they happened to find it online. The more quality content you create the better your site will rank and be found.

And this is coming from someone who made a living doing SEO before getting into real estate.

Regarding your comment about SEO challenges with the template site services like Wix. I've never used one. I have built a bunch with WordPress before but I've been curious about Investor Carrot and Lead Propeller for the sharper looking site and lead generation, but had the fear of it being like Wix and unable to rank.  I honestly am not sure as I haven't done much research on investor carrot or lead propeller or any other template/cookie cutter sites, as to be honest, you can get the same look and functionality on wordpress if you spend a weekend learning how to set things up and buying a wordpress template online. You may have to spend 1-2 hours a week on admin work, but save the money you would spend paying that service to do it, and can have things more granular and customized to your liking and your only monthly cost is the couple dollars a month you pay for hosting.

the only problem with wix is unless Google changed their algorithm, it is almost impossible to rank your website with SEO using them. I wordpress/hostgator all of my business sites, backend sites and my clients sites, but if you don't know enough about html or building on your own, I would recommend squarespace, and if you don't care about ranking in the SERP then wix is good as well. there are plenty of options and if you shoot me a PM I can walk you through a bunch more. I did internet marketing/SEO and website building for a few years before getting into real estate.
