Market it? No. I was assuming you already know buyers. Just be honest with the seller, tell them your plan, find them a buyer quicker than a real estate agent on the MLS by marketing it to specific buyers, and you don't have a set buyer as of yet but you will if you are able to get it under contract

My suggestion would be to have the potential buyer already lined up and have the potential buyer provide the proof of funds, if the seller won't let you put it under contract otherwise

I'm in hillsborough and it is as easy as everyone is stating. Just call up any local title company to you, most have near the same rates, and will walk you through the process as they would have to for most first home buyers.

Personally I only do "real people", because the way I look at it, corporations and banks want the most for the property and can afford to sit on it and my direct mail is focused on people who have a NEED to sell.

If you are a serious investor the tampa area is good (not too sure about orlando), plenty of "competition" but most are tire kickers, and like Dan said, there is plenty of inventory.
