Post: Replace Windows Or Seal Them Shut?

Hello,

I closed on a property that I intend to rehab and rent out. SFH in a class B neighborhood and rent is $1000. It has 10 windows, and most of them are in decent condition expect that they don't open properly, or when they open they don't close fully. They have these old 1950's style manual cranks.

Before I bought it, I got a bid from my contractor for $800 for fixing all the windows. Once we got going on the rehab, we realized that they don't make parts for the window mechanism anymore (company went out of business). So I got one quote from a window guy, through my contractor, for replacing the windows with used one at around $400 a piece. Now I have some options:

1) Replace all 10 windows for ~$4000 which causes me to go over budget by around 50%!

2) Replace some and caulk and seal the remaining ones shut. In that case, which ones should I seal shut, bedroom, kitchen, living room?

3) Keep looking for a savvy handyman that can rig something up and restore the windows.

What do you guys recommend? Keep in mind that this is in Florida, and the house has central AC and ceiling fans in every room .

i suppose there are more people in Tampa... But I have had good luck so far in saint petersburg. Perhaps someone more experienced can chime in... I would also be interested to hear some opinions

thanks for the responses. My agent asked the seller for half of the repair cost but ofcourse she claimed she did fix the leak and this is a new problem. Hard to prove that. 

Very expensive lesson learned I guess. Next time I am asking for seller credit.

Hello Fellow BP'ers,

I am looking for some advice on a situation I am having with a single family house I recently purchased.

Here is the sequence of events:

1- Got an inspection on the house. The inspection report mentioned some ceiling water damage inside the laundry room due to a leak in the roof above. The report also says the leak is no longer active, but recommended asking the seller about it.

2- I added an addendum to the contract asking the seller to fix any leaks in the roof and repair some popping nails.

3 - The seller had somebody patch the roof with tar over the area that had water damage.

4- When that was done,  I got my 4-point inspection report saying that the roof had no problems. This was needed to get insurance.

5- I close on the house end of June and I purchase insurance with a $1000 deductible. 

6- Fast forward two weeks and a couple of rain storms later, and my contractors working inside the house are telling me that I have a leak in the roof and water is seeping inside the house into the laundry room.

7- I get an estimate on properly fixing the roof and it comes out to $1275. The roofer also tells me that the patch job done by the seller is laughable.

What are my options? Can I go back after the seller or the inspection company? Should I file an insurance claim? 

What would you do if you were in my situation?

the house was treated for termites by the seller when I bought it. The bedrooms are about 200 Sq ft give or take.

Seems like both opinions are to save the existing wood and not rip it out.

Actually you don't need the app, here is a picture I got from their website houzz.com with white cabinets and Jamocha counters. There are many more. Hope this helps.

What is the color of the floor?

For ideas, I use the Houzz app on my phone. It has thousands of pictures, and you can filter on the colors that you have. It helped me a lot with design ideas.

Hello Fellow BP'ers,

I am working on a small rehab for a 2/1 single family house that I bought to keep as a rental. It was built in 1953, is in a B neighborhood and rents are around $1000 a month. 

The bedrooms had the original hardwood floors, so I decided to just refinish them. My flooring guy quoted me $950 and I agreed. When he finished sanding, he called me to tell me that there are 85 feet of wood that are beyond repair due to termite damage, and replacing those with oak will be an extra $500.

So at this point I am thinking that this is too much for a rental given that the tenants are not going to be gentle on those floors. I am thinking of putting Vinyl (Allure) flooring based on the suggestions on the forums here, but I also don't want to lose the wood that is still in good condition. 

Has anyone here had a similar experience? Should I try to sell the undamaged wood and go with new vinyl floors, or should I just suck it up and spend the $1450 to finish the job and have beautiful hardwood floors that will impress the future tenants and command higher rents?
