Hi Jay.  These terms are more like a typical owner-occupied deal (except for the 25%) and not a hard money lender.  Check around, but this does not sound like bad terms based on the information you provided.  Also, interest rates on mortgages have already gone up.  Good luck.

I decided not to get involved for the same reasons you both mentioned.  It just did not sound like something that would give me quality leads.  Thanks your your input.

Has anyone signed up for leads from USAHUD.com for $195 per month?  You are suppose to get leads from pre-qualified buyers or sellers and be designated to specific areas.  I went online to see if there were complaints and I see people from Maryland felt they were ripped off and did not receive the leads they were told they generated.  Just wondering if anyone in Fairfield count (south end) used their service.

If you purchase a property and you pay for title insurance and a property abstract, should you receive a copy of the abstract and a title insurance policy?

I am working full-time as an investor and realtor in New Haven County CT.  I recently purchased a 3-family buy and hold and I also manage another 2-family rental. 

Currently, I am looking for a single family house to rehab in my area and financing.

If anyone can suggest a good money lender, I would appreciate it.  Also, add me to your buyers list for properties in my area.
