Thanks for the reply Mike.  I called the Aquarian Water company in Bridgeport prior to this post, and of course they are stating the homeowner is responsible for the repair.  This property is going to transfer owners, so my client is going to ask for a reduced price on the home or request the current owner have it repaired.  Either way, it is a hazard.

I have a client buying a property.  The water meter cover is in her front yard and it is sinking into the asphalt.  Who is responsible for repairing it so it is level with the ground?  If someone steps on it they can sprang their ankle or worst.

Thanks Brandon.  That is helpful information.  I am first going to deal with the fact that she got a dog and the current lease does not allow dogs.

I just purchased a 3 family.  The 1st and 2nd floor have washer and dryer hook-ups in the basement (tenants supply their own machines).  

The 3rd floor does not have a hook-up, but there is space for it. I am considering asking the tenant if they want the hook-up and are willing to get their own washer and dryer.  If they say yes, I'll have to adjust the rent which the previous owner kept low because it did not have this benefit.  How much should I adjust the rent for the additional water use?
