Evaluating a Loan Deal - comments welcome!

Guys,

Just got off the phone lender and here is the deal they offer to me, want to run by experienced investors here to see if i should spend time looking for better deal:

Property in New Haven, Connecticut, SFR.

LTV: 75%

Proceeds: 150,000 loan balance

Closing cost: ~ 3300 USD

Escrow RE Tax and Insurance

30-Year Fix at 4.75%

0.375% point upfront

Investment property 

My credit profile is quite strong (750+ plus score and all debt service is less than 25% after tax income)

Recent market has been so volatile so I don't have a good feel of where the market is at.
