You might want to say where/which zip codes your properties are. Not all PM's manage everywhere.

Yes but they won't cost you $100000, will be way over that budget.

you've got slim picking in today's market if your budget is only $100000. Even C areas are going for over that price

I can only see that working near a college or a high transit location. Do you have a specific area your interested in doing this?

150 pages for a 3unit is nothing alarming. I typically see 100pages for a double so 50pages/unit not an issue

The issue is the water problems you have found. Then its a matter of it how often it occurs, once you get a heavy heavy rain storm or a light storm. And is it in all three units on a specific area or random? What's your realtor say about all this?
