SH!T Happens. This was out of your control but you just got to deal with it.

$1250 is a nice offer, take it. Going through insurance pretty sure the deductible is going to be much higher

The Agents have nothing to do with this, they did their duties that were outlined by the contract so why are you punishing them?

You better off becoming an agent and working a short sale as buyer agent/investor as no ordinary buyer agent will work this for an investor for the very little commission offered by the bank/listing agent.

You'll get it back. It's just going to take a year if the seller doesn't sign the release. Sellers agent needs to explain the seller the EM is not theirs but yours as contract was terminated under rightful contingencies

Soon as I hear 50-80K. I ask how's your risk tolerance? You'll end up in a C area every time. 

You get what you pay for in RE. 50K you'll get an eviction within the first 24months of ownership and then your in negative cashflow. Aim for the high price point

Look for ones that earn your money every month. Not lock you into a 12month contract and then charge super high fees to get out when they are not doing their job. Happens more often then you think.

Why would you get under contract with out already knowing these answers? 
Especially for such a big investment

So far I've had a lot of interest in FB market place. I got some other units coming so I'll do a bit of testing on CL and see if I get as many hits

Zillow has been FREE for years that's why. Now they go and change their model? I can't wait to short their share. Hopefully Zillow goes back down to $30/share. Crap company that's been ripping agents off for years! 

But so far I'll stick with CL and FB Market place.
