I can see self evictions increasing. Landlords will become desperate IF they don't collect rent after 3-6months and have to continue paying utilities in a property that tenants are living rent free.

Have to think aswell the economic impact. 

How much did this cost NYC, you can't charge all the people that die the bill? The government has to get back the money some how and that would be through property taxes or some form of tax on the people.

Everything you asked is all negotiable 

BUT usually the Seller will want a down payment from the BUYER. they will finance the the reminder.

As for the broker, someone needs to pay him. Did he find the deal for you? It can be broken 50/50 between you and the seller

IF companies allow employee to work from home more often then I do see the move happen. 

Why would you need to be close to an office that you only go into 2-3days a week?

Nope. $1500 to buy a property not gonna you closing costs covered. For advertising maybe.

Engineer in Telecommunications here BUT not all Engineers make good RE Investors. Too many calculations.

Good Realtors are out there but just as you see many bad realtors there are many bad investors. 

Some times it's not worth talking on new clients if you need to handhold, educate, help them build a team, show them resources and then also find them a property, negotiate the deal and get paid 3% of a $60000 double? Would you do it?

Some times it's worth just working with the clients you've laid the ground work with and already built relationships and keep that money train rolling for them and yourself.

You give them 30days to stop doing the stuff outlined or you could take them to court but you need to have super nest record keeping of the events

But at this time if they paying rent do you really want to go down that route. Paying tenants aren't easy to find these days

You could do all these but people will still want to see the place so you better have savings to fall back on.
