Do not buy anything! not for two months out of the year. All of south fl caters to snowbirds, so there are tons of short term rentals available and each year check out a new area and after a while decide for yourself

hi everyone,

I would love some opines on liquidating a single family portfolio of 8 homes in stuart and port st lucie fl. Specifically is it advantageous to try to package these and sell all at once or does one come out ahead selling one by one? if packaged together is it possible to 1031 into something commercial?

First would be to get it under contract with an inspection period long enough to complete your due diligence. Since it was not on the market ask for 45 days with right to cancel for any reason. You can usually close sooner if things work out. And unless $60k is no big deal to you get it appraised. You can always go back to the owner with an adjusted # if it comes in lower. Interview a local builder about possibly building a new home first. They will know who to contact regarding feasibility.

If still considering stained concrete you can do a border in a complementary(darker) color to hide the nasty bit from the tack strip repair. A rented floor buffer with concrete sanding pads will remove the glue and leave a nice clean canvas to start with, but be prepared for a way to manage the dust from the buffer. A big shop vac or powerful fan and all the windows open has worked for me in the past. Or check to see if someone is offering the polished concrete service in your area.

Don't forget there is no law against mixing: Tile is great for main living areas, kitchens etc and vinyl plank works great in bedrooms. With tile set them as close as allowed by manu for minimum grout and just plan on using darker colored grout if you ever plan to rent the home. Also, if on a slab consider polished concrete, which is the least maintainance of all and trendy now!

Cant tell how textured the surface is but I have used a ton of floating vinyl plank and really like it. It works well for me and installs diy easily, cost about $1.50 or less per sf

I hope you have someone who knows the market to help you. It is tough going somewhere new and getting a good location/deal right away. This is a very transient area so you won't have trouble renting but you may have trouble keeping a renter. West boca is hot right now for flipping / updating older homes. You should consider renting for a few months first if you don't know the area well

I am in stuart fl (martin county) and have never had to use an agent to fill a rental property. All my tenants came from craigslist and I do my own background with a sub service. Good luck!

Hi all,

I have a couple homes owned outrite, that were very inexpensive and am now paying steep homeowner insurance rates in south fl. Wondering, has anyone found a way to keep liability only on their rental property? My agent says ins co. wont do that. Any input appreciated
