Sam, good points made. Looks like it might be best for slabs only and I guess the underlayment keeps it from moving. I hope a bp member trys it so we can all get feedback!

just like everything else our overlords have decided necessary for our "safety" permits are now income streams for local gvmt in most places. How am I going to harm someone by replacing my toilet myself? The truth is you own nothing and are just renting your home from the local mob. If permits were legitimate (and I think some are) they would be $20 and come with friendly advice to do things correctly instead of hundreds of dollars and government a holes trying to squeeze you for as much as possible

since interest rates are probably going to go up from here, you want to secure the longest fixed rate loan you can get. Of course the banker suggested that cause he knows what I said is true and it benifits the lender to have only 5 fixed years(or whatever) then balloon so you have to get another loan. Try another bank and tell them you will be living in one side.

Wondering how you might charge against security deposite for a dented stainless steel dishwasher? Not a giant dent but quite noticeable none the less. A new panel from manu is more than replaceing the whole dishwasher, and then the install costs if replacing. what would you consider fair? Tenant is assuming responsibility.

I would listen to J scott on sf price. Even though $65 is national average so many things have a dramatic effect on your final price. The last home I built was $92 sf. I did lots of detail work myself but it was higher end, granite, stainless, stone tile flooring, lots of ceiling detail etc. Builders in general lead you in with low prices but hammer you ($) on all the stuff you end up wanting. Also what do the comparable homes have as far as finish quality? and don't forget your selling expenses!

totally agree with Robert G Jobs is #1, although florida has the retirement "driver" which may not get you any tenants put keeps pressure on housing demand, especially safer (crime wise) communities

find a good agent, and a unicorn that farts rainbows while your at it. Sorry agents, but the vast majority are not "good". Hence the universal bad reputation of re agents. Continue with your self promotion and hit social media with that 3% to ANYONE who brings a buyer. Besides that make sure price reductions make it to the mls

I would love to know how much these folks make on a rental out of state. I have to beat the pavement to find decent deals and they have to be in good neighborhoods because exit strategy and so many instances of tenant issues that one would have to pay a tradesman to fix or evaluate.It seems like a lot of things have to go right to make any money. You know you can buy stocks in a real estate reit. Silver bay, two harbors etc all they do is rental real estate, and you can buy a small portion of a giant professionally managed portfolio, and benefit from price appreciation and earn returns via dividends. plus you can sell in one day if needed. besides that why jacksonville? port st lucie has good cap rates and high demand for rentals and only two hours away
