selling a sfr portfolio in south florida

hi everyone,

I would love some opines on liquidating a single family portfolio of 8 homes in stuart and port st lucie fl. Specifically is it advantageous to try to package these and sell all at once or does one come out ahead selling one by one? if packaged together is it possible to 1031 into something commercial?
