 I recently investigated event insurance; to have 200 drunk people on my property celebrating a wedding was $110 and coverage for 1 day. I wonder if there is any temporary coverage available for situations like yours?

I wish I was brave enough to do this! Cap rates stink here(florida) in general so it freaks me out thinking about all the potential pitfalls in a completely unknown area. If you must.. stay close to amenities and pick proximity to a target vs walmart, panera bread vs chipotle, lowes vs home depot, as these companies do extensive demographics and target, panera, lowes seek out a slightly more exclusive base

Just wondering why jax? Will any big city in fl do? Do you want to be insulated from the big booms and busts this state is known for? I think 10% mgt fees is the norm.

Really, anyone considering investing in flooded homes has to have an idea of what the future value will be and my question via a recent post; Is a flooded home forever worth less than a rival that did not have water in it? Will the flood maps change (since obviously those areas can flood) and impact ins rates and sell ability? For a flipper to rehab and attempt to resell what percentage is he going to pad the deal for these unknowns?

Hi all, I am reaching out, trying to understand what the future impact of the recent floods in baton rouge La. My mother lost the use of her home(which was not in a flood zone) in the la. flooding and we are trying to determine what the long term impacts of this event are on values. Will a potential buyer not even consider a home that has had 3 feet of water in it? Would that buyer expect to pay less, and by what percentage. Do prices recover after so many years? I know this varies based on many factors but I am hoping someone has some real world experience to share. Some idea of what to expect will help us greatly with our decisions on how to proceed. Thank you

My neighbor is a hvac contractor, and mini splits are all he uses on his 2600 sf home. According to him daiken is the best and most expensive and gree makes a decent more competitvly price unit

Ryder, this is why I turned to BP knowledge base on this one, it really left me puzzled: The taxes on these lots are around 280/year, the insurance the owner currently carries is umbrella liability @ $1100/year, city water, city sewer, paid by tenants, mobile homes owned by tenants. I suppose I would have to have a tree service go through the lots once a year, but otherwise can't think of what else(expense wise). Whats weird to me is that they are asking 5 times the county $ valuation,(listed with a commercial broker) simply because someone has their mobile home parked on the lot! Exit strategy seems hazy given the high price paid per lot.

Jeffrey, I appreciate your opinion and can really see how not having any control over the neighborhood can be a real downside. Also occured to me that a hurricane could effectively remove the income stream, plus being left with a hugh mess to clean up!

Lynn, thank you for the reply, I am not sure I was clear: Taxes are under $300 per year per lot, or $6000 in taxes a year for all lots, $81000 gross rents per year, or around $75k/yr net. List price of $700k and actual value of lots (if they were empty) around $140k
