Hey Connor, shoot me a message with your contact info and I'll get you hooked up .

I wholesale in Delco and other counties/ states as well as flipping and holding. I'm actually finishing a flip in Havertown right now.

Our deal flow on the wholesale company has been slower in Delco in the past 3 months than it has been in 2 years. It's not like that in other areas so I can't definitively say this - but it seems a lot of our typical distressed seller leads are not feeling the pressure to sell due to stimulus funds and forebarabce plans.

Unfortunately, due to the predicted weather report we need to postpone tomorrows meetup until next month.

We want to be able to provide the best value to all our guests and it's important to us to make sure our banks, lenders, and coaches would be at this event and available to you guys. With the weather predictions, we would not be able to guarantee all our resources and vendors would make it there.

We are rescheduled for March 20th. If you purchased a ticket you can use it for the rescheduled event OR reach out to me and I'll get you a refund.

Thanks Kim! I have tried all methods other than social media, as they don't have accounts. I definitely dont want the dog going to the bathroom all over my place and scratching at doors/windows. At the same time, if I can't make contact and they truly have not been there in 3 days - I don't want to become a dog sitter and have to go 3 times a day until my tenant decides to come home.

Hey all - need some input!

I have a duplex and one of the tenants has a dog. The other tenant just sent me an email this morning that the dog has been howling/crying/scratching for 3 days and no one has been home to care for the dog.

I have tried to call the tenant but haven't made contact. My lease obviously grants me entry with no notice in the event of an "emergency", but I'm a little unsure how to proceed.

Thoughts?

Any more details about the first property you bought?

Did you buy it turn key? Or did it need work? We're you able to add value? Is there equity? Amount of mortgage? Does it cash flow?

My first multi family allowed me to buy my second due to improvements, and value added (more bedrooms and making the garage rentable) PLUS tax appeal, all which resulted in a higher NOI. Obviously this amounts to a better cap rate, and better appraisal which left me with equity to purchase another multi family.
