I was just about to post a thread asking about this guy. I read his free book on amazon on wholesaling. I thought it was fairly informational and not TOO much fluff.That being said it was only the second book I read on the subject, so who knows how valuable the info really is.

Anyway, I got an invite to his "Live" webinar, which I made it about 5 minutes into before turning off. It was just a pre-recorded sales pitch - real estate investing is dying, but if you buy MY system you can make MILLIONS!

He can't be in REI, (sure, he probably was at one point) he's just in the info marketing biz. Cheers to him if people really pay him.

@Chad Carson yes, my current list is primarily absentee owners, 90-100% equity, in selected area codes.

I am certainly going to keep a close track of everything with this campaign.

That is good to know that it may not be advisable to send a second letter to the same owners too frequently. Thanks for the insight!

I actually started my campaign and did go with #10 business envelopes. I typically just keep reading and reading and reading and never get to DOING. This time I just went and DID. Got some leads from leadsource and I plan to send out 300 per month, sending to the same leads 4-5 times.

I have quickly leaned how much handwriting my letters SUCKS. I won't complain though. I'll just get it done.

I guess I have a lot of options if a seller is desperate to sell. Just gotta get the phone to start ringing first. Right? :)

I've learned a lot in the past couple weeks here (just learned what yellow letters are yesterday), and I just went to staples and bought some yellow note pads, envelopes, and red pens.

I'm about to purchase a list of leads from listsource.com of absentee owned properties with 90-100% equity and a couple other filters.

2 questions,

What lead generation do you guys prefer?

and

How will the property owner receive the mail IF THEY DON'T LIVE THERE??

I'm really trying to dive right in here.

I agree with Chris. Can vary block to block. Another thing to consider, (and maybe someone else can chime in on this) I've heard that Philly has become a NIGHTMARE for investors ever since that building collapsed a while back.

At my local investor group people were telling me permits are damn near impossible to get anymore and you need architects and engineers to even get anything approved.

That could get costly very very quickly.

Wow! That really sucks! I hate scumbags that try to take advantage of people. Keep us posted about your process of getting him out.

Sure would be a shame if an electrical fire started from that extension cord.....

Keep in mind, you are not going to be able to create motivation in these sellers. Brian L is correct, you need to keep it simple. Just mention the important items: they can sell in as is condition, you make cash offers, you can close quickly.

So that brings me the question - what if I'm NOT making a cash offer? Are investors ever able to buy via seller financing with this tactic of finding deals? I would imagine that lowers your chances. What about conventional financing? Or even FHA for that matter?
