Hi BP!

I am looking into becoming a property manager in the bay area and leaving my regular FT job. Though as I am starting to research this process I would love to connect with someone who has done this or at least familiar with this process from scratch so I can pick their brain, learn from, and help me get started. Any help would be appreciated!

I'm starting plans to build an ADU on my property and after researching pre fab I'm looking into building on site. Im in the process of getting plans drawn up and now looking for a good contractor in the bay area to help me out with this project. Can someone make a recommendation?

If you go through Daniel Bornstein (located in SF & Oakland) just a word of caution. He and his team are very knowledgable and will get the job done, but he has no social skills, does not know how to communicate well, and never tells you next steps or follows up with you. I found the experience extremely frustrating and will look elsewhere should I need a lawyer again (fingers crossed I won't need to).

Hi all!

I've had some bad luck booking handymen lately for some small projects I need done in East Oakland CA. I own a duplex (currently house hacking - my first property) and need to patch up a few walls and paint kitchen cabinets. I've used 3 different people since moving in for various tasks but everyone is busy now and I can't seem to find someone whose available and recommended. Would appreciate any suggestions.

Thanks in advance!

Hey Kyle, thanks for checking in. I ended up filling all rooms in my vacant unit and have had full occupancy for a few months now!

Hi,

I've posted on a few websites to try to get applicants and i'd like to find a service to help with the search as well. Has anyone used a service to help find applicants/tenants?

I started using a company called Onerent.co (that find tenants for a fee, with an optional property management service) but they don't allow landlords to meet applicants beforehand, and they require landlords and tenants to sign a lease that they write up, which i am not comfortable with. Are there any services similar?

Thanks!

Thanks for the suggestions and help everyone! I figured I'd price it at a high amount first to try to see if I get any takers, then lower from there. Will definitely look into section8 housing as an option

Just to give a little more info, I've listed on CL/Cozy/Apartments.com/Zillow so it should be listed in at least 6 different sites. I'm listing the 3bd1bth for $3200. It's not too far from Mills College and posting on campus is the only thing I haven't done yet.

I have a vacant unit of a duplex I'm trying to rent out (I'm house hacking). I advertised all over different websites almost 2 weeks ago and haven't had any bites (no showings). It's a 3bed 1bath in east Oakland, CA. I'd like to know if there are any incentives I can add before lowering the price. Does 1 month free usually work?
