I recently purchased a duplex which is now completely vacant. There is a water heater and  washer/dryer hookup for each unit. I purchased a washer & dryer for the bottom unit, hoping to relocate it to a common area in the near future. The problem is now I just moved into the top unit and looking to rent out the bottom unit very soon. This will leave me without a washer/dryer. I am planning on having the future tenants pay for their water (each unit has its own address) and utilities anyway, so is it worth getting another washer/dryer set instead of building the extra storage to house it in a common area?

Just for some background, I was hoping to remove a water heater from the top unit and connect the pipes to have just one water heater hooked up for both units, but financially it will be a lot more expensive than to just buy another washer/dryer set.

So my question is: what would be the advantage to having one shared water heater for both units with one communal washer/dryer, compared to keeping the water heaters separate with one w/d for each unit?

 Thanks Chris! Sounds like good advice. I went ahead and gave that option to help speed up the process.

Technically the buy out states they move out by August 1st. 

There is no penalty because the timeframe hasn't been reached. 

The tenant will be paid after they are completely moved out.

Hey BPs! I could use some advice on my situation. I purchased a property back in December and my tenant agreed to get bought out. The signed agreement states they have until August 1st to move out but they ended up finding a new place July 1st. Everything seemed great but now it's July 5th and they still haven't moved out completely. 

The biggest issue is over, they're leaving, but the current problem is that my wife and I were told by the tenant they only needed a week to move (this weekend will be a full week) so we gave notice to leave the place we're renting by July 15th and we were hoping to move in when they leave. The tenant says she doesn't have much help and gets back pains from moving a lot. I don't know how to approach this, do I just let her have control of this situation or do I ask to help her move? 

Do I have any options on getting her to move out quicker? I need to leave my current place by next weekend so I'm just trying to plan ahead.

Any advice would be greatly appreciated.

Hi,

I'm a new landlord and a tenant in one of my units has clearly tampered with the smoke alarm. The wires are exposed and cut. Now the lease doesn't state anything about smoke alarms but it does mention smoking is prohibited. My question is is it still my responsibility to replace the smoke alarm that has been damages by the tenant?

Hi! Im looking to purchase my first REI property (a house hack) and want to know if anyone can recommend a good mortgage broker in SF or bay area. I have been talking to one and he seems very knowledgeable with good intentions but it never hurts to reach out to get another quote
