Post: Investor's Paying 70%, 80% to 90% ARV?

I'm in Nor Cal so there are some high end markets here to say the least. The method I have seen in calculating the numbers to provide a great deal to my cash buyers has been 65-70% ARV - Repairs - Assignment Fee = Cash Offer to Seller. Dealing with well educated sellers, "hot" market (notice the quotes), with values over $500K, the margins are % thinner but $ amount much higher.

In higher end markets with 10% being 50K-100K that number can seriously move up, am I correct in this assumption?

@Duane Ortega

Great Stuff Man!  Can you please pm me with a name or two in Northern California if you have them?  At it's core it's great to know you can double close, I'm amped!

Are you buying in California?

Thanks Duane!

@Claire Trammell

I appreciate the feedback and very much in line with what I've seen and read.  Now that I'm putting money into it, it's good to have some sense of expectation but will never really know until I pull the trigger.

I have heard and read multiple trains of thought but I'm getting ready to lock in my first California property and need to know if I can double close Seller to Me to Buyer same day without my own money or my only option is to assign my contract to the buyer and have them pay me an assignment fee?

All guidance is welcome!

Thanks,

CA

Hello BP!

I'm getting ready to mail my first drop of letters/post cards to my list of high equity owners.  What are you finding works for the Northern California market?  Yellow Letters or post cards?  Naturally, I will split test but wanted some general advise.

Any help or guidance would be great.

Thank you,

CA
