California-Can you double close or just assign a property?

I have heard and read multiple trains of thought but I'm getting ready to lock in my first California property and need to know if I can double close Seller to Me to Buyer same day without my own money or my only option is to assign my contract to the buyer and have them pay me an assignment fee?

All guidance is welcome!
