Investor's Paying 70%, 80% to 90% ARV?
I'm in Nor Cal so there are some high end markets here to say the least. The method I have seen in calculating the numbers to provide a great deal to my cash buyers has been 65-70% ARV - Repairs - Assignment Fee = Cash Offer to Seller. Dealing with well educated sellers, "hot" market (notice the quotes), with values over $500K, the margins are % thinner but $ amount much higher.
In higher end markets with 10% being 50K-100K that number can seriously move up, am I correct in this assumption?
