@Kelly Cochran if you WFH (you have time freedom), your goal is to maximize your return and you don’t mind learning an active business then self manage. We self manage remotely from 2,000+ miles away (ie you do not have to drive to & from your property to self manage). The biggest key is finding a reliable cleaner and a responsive handyman or two. There is definitely a learning curve but I’m confident you are more than capable. Good luck!

@Alberto Lorenzo I’m super impressed that you have $150k banked at age 26. Well done! My advice is to house hack (buy something you can live in and generate rental income). Study this concept if you haven’t yet. It’s the best way to begin imo especially in your season of life. There are lots of ways to apply the principle of house hacking! Buy the very nicest asset you can afford. This one decision (buying a desirable asset) reduces risk, attracts the best types of tenants and has the most appreciation potential (rents & valuation). Live there a year and do it again. Rinse and repeat a few times and you will have a nice foundation for your RE portfolio. Good luck!

@Carlos Lopes we rent in Burbank and have 3 rental properties (1 LTR & 2 STRs). If our kids were a little older we would be looking to house hack in So-Cal. It helps that our rent is under market but it’s still a lot of money. It’s would be a challenge to house hack in So-Cal but I believe with creativity that it’s absolutely possible. @Catherine Santos I think the biggest challenge when new is how much work it takes to get your first listing live. Someone told me the first time it feels like you are trying to run through mud. True! After all that hard work to go live with your first listing it takes a good 3 months or so to feel comfortable with things. The good news is that the next property will be a lot easier to onboard and manage since you will have experience at that point. Good luck!

@Elie Merisier it’s probably easier to buy something and create value (equity) by rehabbing the property or creating an extra bedroom in the existing space, etc
