@Matt Smith generally speaking it’s a combination of rising interest rates which have caused cap rates to increase (thus wiping out equity), debt is resetting at higher rates, rising opex costs due to inflation and stagnant or softening of rents due to an increase of supply.

@Cody Lewis one strategy you can try is a discount for longer stays (ie 10% off for 5 nights or more; 15% off 7 nights or more). This may lead to some longer bookings further out with your 3 bd listing. Good luck!

@Michael D. Buyers usually want to purchase on today’s value while sellers often want to use future potential of the property (“current rents are below market” or “room to build an additional property”, etc) to increase the purchase price or likelihood of a sale. Now if there is truly a value add element to the property, the ultimate value (price) is in the eye of the beholder (buyer). And whatever a property is purchased for it must work for financing (your lender is your ally!). After all, a seller can always execute the plan that captures the future value potential and then sell at a higher price, it’s always good to ask “why aren’t they doing that?”.
