Top Markets for BRRRR - Seeking RE Mentorship in San Diego

Hello all! I'm a new to real estate and looking to start my real estate portfolio using the BRRRR method. I'm currently trying to decide on the best markets to invest in. I've done some research, but I wanted to get some advice and insight from experienced investors in this community.

I've heard that certain markets are better suited for this strategy than others due to factors like population growth, job growth, affordability, and rental demand. So, I wanted to ask the community: What markets do you think are the best for BRRRR investing right now (other than San Diego)? And why?

I'm open to investing in different regions of the country, and using that rental income to supplement renting personally in SD. This would also be my first purchase. Also curious to know if there are any Real Estate investors in San Diego open to a mentor/mentee partnership?
